About Us

With a proven track record, Adler Real Estate Partners is an entrepreneurial real estate company pursuing a vertically integrated niche strategy which invests in multi-tenant industrial and office properties. The Company is highly focused on a specific market sector, enabling it to generate favorable risk adjusted returns.

Formed in 2012 as an independent company, the firm carries in its DNA the successful 50 year track record of acquiring and operating multi-tenant light-industrial and office assets of Matthew Adler’s legacy family business, the Adler Group.

By vertically integrating its operations, the firm leverages its property and asset management expertise to add value across the entire spectrum of its investments.

Matthew L. Adler

Matthew L. Adler is Founder and Managing Principal of Adler R.E. Partners, where he is responsible for the leadership and strategic direction of the business.  Matthew also serves as portfolio manager for the firm’s four investment vehicles.

Matthew founded Adler Partners in 2012 as an evolution of his family’s real estate businesses, the Adler Group which has been investing and operating commercial real estate for over 50 years. From 2001 until he founded the firm in 2012, Matthew served in several capacities for the Adler Group, including serving as President.

Matthew graduated with a bachelor of arts in urban studies from the University of Pennsylvania in 1999. Matthew has served on the Board of Directors and Loan Committee for Miami based Apollo Bank. Matthew serves on numerous community and business based organizations, including: officer of the Greater Miami Jewish Federation, board of the Mount Sinai Medical Center Supporting Foundation and is a member of the Young President’s Organization (YPO).

In 2010, Matthew was appointed by the President of the Unites States to serve as a member of the United States Holocaust Memorial Council the board of the Holocaust Museum in Washington DC.

John Meyer

John Meyer serves as Chief Operating Officer of Adler R.E. Partners.

While at Adler Group he served as the Director of Finance where he was responsible for debt financing of new acquisitions and re financing of portfolio properties. His duties included managing lender relationships, negotiating financing terms, transactional due diligence and closing as well as financial modeling.

While at Adler Group, John also served as the chief financial officer for an affiliated company, Kabel X USA, LLC. His responsibilities included all aspects of the financial function including business planning, financial reporting, risk management and procurement.

Prior to joining Kabel X USA, John owned his own company, Meyer Management, which provided consulting services such as business valuation, financial modeling, business planning and assistance preparing companies for equity related transactions. Additionally, John has held financial executive positions for a variety of companies including Kaba Benzing America, Cruisepath Network, Geoscape International, Ryder System and Andersen Consulting.

He has vast experience building organizations, raising capital, and instituting financial controls particularly in start up phase and small companies.

John earned a Master of Business Administration from the University of Michigan. He received his Bachelor of Science degree in Finance / Information Systems from Boston College.

Nicholas Rahman leads the investment team for Adler R.E. Partners.

Nicholas has over 16 years experience in real estate development and acquisitions.  He has led and participated in deal teams that acquired $1.5 billion in assets.  Nicholas has served in a variety of capacities including sourcing, underwriting, debt placement and asset management.  At Adler Group, Nicholas was responsible for acquisitions  of over $450 million of office and industrial properties in major markets in the Southern and Eastern United States.  Nicholas led the analysis, underwriting and due diligence for an institutional joint venture acquisition of a 16 property portfolio with a value of $350 million.

Prior to joining Adler Group, Nicholas served as Director of Finance for Boca Developers which during his tenure developed 12 projects throughout Florida with a value in excess of $1 billion.  Nicholas was responsible for acquisitions, investor relations with an emphasis in debt and equity placement, and oversaw the accounting and finance team.

Nicholas began his career with LNR Partners during the company’s growth to become a market leader with over $4 billion in real estate servicing and investments.  Nicholas provided financial analysis support and worked with senior executives to acquire and manage its CMBS and high yield bond portfolio.

Nicholas earned an MBA from Washington University in St. Louis with concentrations in Finance and Strategy and a BSBA from Washington University in St. Louis with concentrations in Finance and Accounting.

Andrew Rodriguez oversees acquisitions and due diligence for Adler R.E. Partners, focusing on office and industrial properties throughout the Southern and Eastern United States.

Andrew has over 14 years of experience in real estate acquisitions, development and financing, with primary responsibility for deal sourcing, underwriting, execution and asset management. Prior to joining Adler R.E. Partners, Andrew served as Vice President of Acquisitions & Development for several Miami-based opportunistic real estate investment funds, including Gold Krown Fund and RodBlu Investments, where he led the analysis, underwriting and due diligence for a broad range of commercial real estate transactions.

Andrew’s prior work experience includes several years with Driftwood Hospitality Management, where he focused on the acquisition, renovation and re-positioning of under performing hotel assets, as well as ground-up development of new hotels. At Driftwood, Andrew participated in the acquisition/development of 22 hotels with an asset value of over $440 million, often through joint ventures with institutional partners including The Carlyle Group, Fidelity Investments and Lehman Brothers. Andrew began his career as a Financial Analyst in the Investment Banking Division of Raymond James, analyzing and executing public securities offerings and financial advisory assignments.

Andrew earned an MBA from Harvard Business School and a BS in Economics from The Wharton School of the University of Pennsylvania, with concentration in Finance.

James Almuli leads the Investor Relations team for Adler R.E. Partners.

James has over 25 years of investment banking experience, having worked for major financial institutions in New York, Paris, Luxembourg and Sao Paulo. James has served in a variety of capacities including fixed income origination/syndication, derivatives sales, and treasury execution. James has also advised ultra-high net worth individuals and family offices in their asset allocation programs.

Previously James served as Director, Investor Relations at Kawa Capital Management, LLC from 2013 to 2014, where he led capital raising, marketing and investor relations.  From 2010 to 2013, James managed investments for his own account.  From 2007 to 2010, James was Treasury Director at Banque Safra Luxembourg, where he supervised the bank’s dealing room, initiated and maintained relationships with the dealer community and coordinated internal product distribution.  Before that, he served in various positions at Credit Agricole’s New York dealing room from 1995 to 2007, most recently as Director, Structured Credit Sales.

James earned a Bachelor in Business Administration from the University of St. Thomas in Houston, Texas.

Bruce Kassman is VP of Asset Management. He is a licensed attorney with 25-years of real estate and business experience who has served in various capacities including as receiver and asset manager.  He has comprehensive knowledge of real estate, including expertise in legal issues, asset management, development, marketing, leasing and sales, all with an owner’s perspective.

Prior to joining Adler R.E. Partners, Bruce managed Avison Young’s (previously Colliers International, Miami) Receivership Solutions practice and was a member of the firm’s Capital Markets Group and Asset Resolution Team .

Prior to joining Avison Young, Bruce served as the Vice President of Development for Florida East Coast Realty Inc. (FECR), founded and chaired by Tibor Hollo.

Bruce has served as Co-Chair and Chairman of the Entertainment and Arts Business Committee of the Miami Beach Chamber of Commerce, and State and Local Treasurer and Board Member of the Florida Motion Picture & Television Association.

Graduated Cum Laude from New York Law School in 1989. He holds a BS in Business Administration from the University of Florida where he was a member of Florida Blue Key Leadership Honorary. He is licensed to practice law in New York, California and Florida.

Rachel is the Controller for Adler Real Estate Partners

Rachel has over 13 years of experience in the real estate industry.  Prior to joining Adler R.E. Partners, Rachel was the Construction Accounting Manager at Equity One Inc, a leading developer of retail properties across the U.S., where she was responsible for the development accounting on several multi-million dollar projects.

Prior to Equity One, Rachel was a Senior Accountant at Hines, where she was responsible for the accounting for the firm’s South Florida portfolio comprising over 2 million SF of commercial office space.

Prior to Hines, Rachel was with Deloitte where she performed audits for various real estate clients, including Equity One and Lennar Corp.

Rachel obtained a Bachelor of Science degree with a major in Accounting from the University of Miami and is a licensed CPA.

John Mekras is VP of Property Management for Adler Real Estate Services.

John has over a decade of commercial real estate experience in leasing, investment sales and property management.  Prior to joining Adler R.E. Partners, John was the Director of Property Management at The Easton Group, whose portfolio spanned in excess of 4.5 million square feet of industrial & office assets in 5 states.  Prior to serving as the Director, he was a Senior Property Manager and Regional Manager.  John has managed and overseen the management of properties on behalf of institutional owners including Baupost, Invesco, DCT Industrial (acquired by Prologis), Guardian Life Insurance and various private partnership groups including Marcus Partners.

Prior to Easton, John was a District Manager with KW Property Management handling the management and leasing for retail, office & multi-family assets.  Prior to KW, John was an Associate with CB Richard Ellis (CBRE), a member of the national Senior Housing team, participating in over $42 million in transactions.

John obtained a Bachelor of Arts degree from Arizona State University.  He obtained a Real Property Administrator (RPA) designation from BOMI International (BOMA) and also maintains Florida Real Estate Salesperson and Community Association Managers licenses.  He was a past Board of Director’s member with the Commercial Industrial Association of South Florida (CIASF).

Megan Cauble is an Asset Manager for Adler Real Estate Services.

Prior to joining Adler R.E. Partners, Megan was Senior Financial Analyst with Adler Group where she was responsible for providing asset and property management support for a portfolio of properties exceeding eight million square feet.  Megan also assisted the development team with creating investment models and financial memorandums for new multi-family development projects in South Florida.

Previously, Megan was a Real Estate Transaction Analyst with The Garibaldi Group where she was part of a senior brokerage team that managed national leasing accounts and completed over 300 lease transactions in 3 years.  Megan also provided analytical support for key investment sales and asset management assignments.

Prior to Garibaldi, Megan was a Senior Consultant with MR Valuation Consulting where she developed valuation models for transactions in commercial real estate, mergers and acquisitions and tax litigation.  In addition, she performed appraisal work of various asset types including commercial, hospitality, industrial, manufacturing, and multifamily properties located throughout the country.

Megan holds a Bachelor of Science in degree with a major in Finance from Rider University.

Eric Valdes

Eric Valdes oversees engineering & maintenance services as well as facility management for Adler Real Estate Services.

Eric has over 13 years of experience in engineering and construction management, with special expertise in electrical, mechanical, HVAC, management and customer service.  He has experience working on the behalf of institutional real estate owners such as Prudential Real Estate Investors and Hines.

Prior to Adler R.E. Partners, Eric served as an Engineering Manager with Cushman & Wakefield for over 2 million square feet of office and the oversight of the supporting on-site engineering teams.  Eric was also part of a transition team for new acquisitions and served on the State of Florida’s fire life safety committee which was charged with updating fire life safety standards for the company.

Eric began his career at Hines, where his last position was Lead Engineer for over 1 million square feet of office and oversight of the supporting engineering personnel.  There he lead the preventive maintenance program on all mechanical, HVAC, plumbing, electrical and life safety systems.  Before Hines, Eric held several construction positions for various South Florida contractors.

Eric obtained a Bachelor of Arts in Business Administration from Florida National University.

Oliver is responsible for underwriting and analyzing new investment opportunities as well as performing due diligence for all of Adler R.E. Partners’ property acquisitions.  Oliver also assists with analyzing the Company’s portfolio of fund assets and participates in market research and financial reporting for Adler R.E. Partners.

Oliver earned a BA in Management from The University of Leeds Business School in the United Kingdom.

Lori Toledo oversees the due diligence process for all acquisitions, including task monitoring, third party consultant engagement, site visit coordination, document request, retrieval and review coordination, open issues tracking/resolution, and management of the closing process.

Since joining Adler Group in 1993, Lori served in several capacities, including leasing administrator as well as development and construction manager where she was responsible for overall project planning and scheduling, resource allocation, project accounting, and control.

Lori attended Florida International University.

2018

LAUNCHED FUND IV Launches Fund IV with conviction in its ability to continue executing a highly focused cash flow oriented strategy of purchasing multi-tenant light industrial properties in areas of favorable demographic growth.

2012-2016

FORMED INDEPENDENT FUND MANAGER Fund management team spun off from Adler Group and launched $56 million Fund II in association with local partners. Fully deployed in 8 assets by Nov 2015 alongside $19 million LP co-investment. July 2015, launched Fund III and raised $110 million, fully deployed in 11 properties.

2010

LAUNCHED FUND I The Adler Real Estate Fund raised $17.3 million in equity capital. The fund is fully invested with eight acquisitions made between 2010-2012, deploying a total of $175 million in equity including co- investors and joint venture partners. Fund I has divested all of its investments with highly positive results.

1997-2006

DEPLOYED $78 MILLION IN EQUITY AT 18% RETURN Full-cycle investments of $78 million equity through AP-Adler Investment Fund as JV with Apollo Real Estate Adv. (AREA). Built portfolio to approx. 6 million sq. feet in assets from 1997-2006 with more than 2,000 tenants. AP-Adler Investment Fund full-cycle performance of 18.2% IRR and 2.3x equity multiple.

1978-1994

INSTITUTIONAL DEVELOPMENT Joint venture with MetLife in development of 4.5 million sq. feet Miami International Commerce Center (MICC). MICC is one of the largest mixed use parks in the Southeast US and the pioneering project of Miami’s Airport West sub-market.

1955

MULTI FAMILY DEVELOPMENT The Adler family moves to Miami and founds development business. Matthew’s Grandfather, Samuel Adler, eventually builds over 6,000 high rise residential units.
